HUD Housing Affordability Thresholds

The U.S. Department of Housing and Urban Development (HUD) defines housing affordability thresholds, adjusted for household size, based on a figure known as Area Median Income, or AMI (also referred to as Median Family Income, or MFI). Many jurisdictions use these income thresholds, in developing their inclusionary housing requirements, while others adapt the figures to reflect local conditions:

> Moderate Income: Less than 120% of AMI
> Low Income: Less than 80% of AMI
> Very Low Income: Less than 50% of AMI
> Extremely Low Income: Less than 30% of AMI

HUD recalculates AMI every year for each MSA, PMSA, or county in the United States. To see what the AMI was for your area in FY2003, click here and then scroll down to interactive map at the bottom of the page.
